Why would anyone sit back and watch their withoutdoing everything in their power to stop the foeclosure sale. Ihave seen it happen too many times. The family believes thatsomething will happen at the last minute to come rescue them -then it is too late and they have no where to turn. They don'thave enough time to sale, not near enough time to get a loan,not even enough time to cash in on their IRA or 401K.

So, why just sit back? People are often paralyzed by the unknownand the fear of the whole situation that they have foundthemselves in, and as a result they "duck" their heads in thesand and just hope that it will all go away. In some cases, Ihave seen homeowners just move giving up saying "I'll just letthe bank have it back."

They feel that this is there only choice. They feel that thehouse and the bank is causing all of their problems and theysimply want to get away from it all. However, ignoring thesituation or just walking away could be the biggest mistake thathomeowners can make.


Here's why:

1. If the bank forecloses and they will (never believe that theywill never do it), they can actually have the sheriff come toyour home and have you evicted.

2. Even if the bank forecloses, that's not the end of thesituation. If the bank forecloses, and they take a loss on theproperty, then they can get a Deficiency Judgment which willattach to anything you own.

3. The bank can garnish your wages if they take a loss & in mostcases banks do take the loss.

4. It will ruin your credit. You may think so what? - My creditis already ruined. I promise you : It's Not ruined to the degreeof what a would. I have a friend that lost his homeand he had a hard time finding an apartment and a job. Beauseemployers and landlords do both credit and background checks.
